What is Full Sand Refinishing

Full Sand Refinishing is a complete floor restoration service. It yields like-new results over several days of hard work. It is thorough, laborious and intrusive. Sanding down to raw wood is required to remove deep gouges, warped/cupped boards, water damage caused by pets, or when the client desires a new floor colour. Unlike our competitors’ work, our floor sanding process is dustless, as seen in each of our videos online.

What is a Screen & Recoat (buff recoat)

Screen & Recoat is a periodic floor maintenance service. Lite version - no heavy machines, not intrusive, not comprehensive. Think of it as a periodic refresh for a previously sanded floor, to maintain the beauty of your home and protect your investment. It adds a new wear layer of high-end, 2K floor finish. 

What can I expect

Full sand refinishing will take your floors to like-new condition over several days. 

A screen & recoat has a limited outcome - up to a 50-75% of visual improvement, much less with prefinished/factory/engineered flooring.

With either of our services, expect no dust. Unlike our competitors’ work, our floor sanding process is dustless, as seen in each of our videos online.

Is there saw dust

We have a high-CFM dust containment system with a cyclone particle separator and HEPA filtration. Each of our sanding machines is connected to it, making our process dustless. See for yourself here.

In contrast, our competition still only use the default cloth bags which is inferior. We are dustless - 99% no airborne dust, as seen in each of our videos online.

Is this safe for home owners

Unlike our competitors who only use oil-based finishes (think pungent smells, high VOCs, glossy and amber), we only apply high-end waterborne finishes. These new and expensive products come with eco/green certifications, low VOC and virtually no lingering smells. These are safe for kids, pets, the elderly, people with asthma, etc.

How long does work take

Screen & recoat (lite, periodic maintenance) only takes a day. 

Floor sanding (restoration) takes a 5-7 days. 

With either, can safely walk on floor the next morning, furniture back after 3 days.

Waterborne or oil-based polyurethane

Quality costs: a gallon of oil-based finish is only $60 in Canada, whereas a two-part waterborne finish is $200++, with the ceramic-fortified upgrade selling for nearly $300/gal. 

We apply Pallmann, Berger-Seidle or Bona waterborne floor finishes. These dry quickly (can walk on floors the same day) and have low toxicity (safe for kids, elderly and pets). These high-end waterborne finishes come in 2-component (2K) and also ceramic-fortified offering exceptional scratch resistance, which the oil-based products cannot match. 

How long does the new protection last

Remember that the floor finish is a wear layer that protects the wood underneath - all depends on how you use the floor: dogs, kids, spilled drinks, dragging chairs, etc. 

The USA National Wood Flooring Association recommends a screen & recoat maintenance work every 3-7 years to keep your wood floors protected and the eyes pleased. After a full sand refinish is performed, a screen & recoat is the follow up maintenance to be done in a few years to refresh the floors.

Do you provide in-house consultations

Will our piano make scratches

Likely it will not scratch the floor if on caster wheels, however a heavy piano might make indentations in the actual wood. A mini grand piano weighs a minimum of 500 lbs and rests on four small casters, creating four high-pressure points on the floor and will impress onto the floor. 

Take extra care when moving heavy objects back in after our work is done.

Do you move furniture

No, we do not move any furniture for two reasons: we do not want to be responsible for breaking any of your beautiful belongings and also, we do not want to injure our staff with tasks unrelated to their expertise. When we are hired to do floor work, our expectation is that the floor surface is bare and ready for our floor work, no furniture, no rugs, no belongings left behind on the floor.

Do you recommend floor shines or wax

No, do not use such products. 

Contrary to TV commercials, floor shines, waxes, polishes, rejuvenator products actually make your floors dull-looking over time, with smear marks, inconsistent coating and overall, contribute to dirt and bacteria accumulation. If you have been applying any form of wax, it might be time to have it professionally removed and reveal the natural and original look of your floors. We safely remove wax off your hardwood floors with for-wood-formulated wax emulsifiers.

What machines do you use

Owing to our periodic participation in OEM industry workshops, we continue to improve our trade and remain on the cutting edge. We use heavy-duty floor machines from Pallmann, Bona, Lagler and Galaxy. We have planetary sanders and big machines that run on 230 volts, edgers, buffers, Festool palm sanders, etc. Each one of our machines is connected to a dust containment system with HEPA filtration, capturing 99% of the dust - there is no airborne dust. Can engineered floors be sanded

Not always, depends on the thickness of the top wood veneer. If the hardwood has a top wood veneer that’s thicker than 4 credit cards, it can be sanded safely. Generally speaking, need >1/8 inch to be sanded with a belt sander, less if using only a planetary sander. Builder-grade engineering flooring is typically too thin to do anything meaningful after it's worn.

Do you make a stain demo to pick a colour

Yes, every floor refinishing project comes with a stain demo. We treat this as a must-do in order to obtain client approval of the stain colour. What you see on Insta, or on a printed brochure, maybe on a store wood sample will be different in your own home, where the light conditions are different. 

Best to see colours on your own wood species and that's why we make stain demos on clients' floors.

Is there warranty

Yes, 3-year warranty against peeling of the floor finish.
